Article 1 - This contract concerns the rental of the house “Le secret du chemin”, located at 72 chemin du tonneau in Ars sur Formans). It is a 110m2 house with three bedrooms, a living-dining room, a kitchen, a bathroom, two separate toilets, a terrace and an independent garden. The adjoining field is shared with us.
Article 2 - duration of the stay: The tenant signatory of this contract concluded for a fixed period may not under any circumstances claim any right to remain in the premises at the end of the stay.
Article 3 - conclusion of the contract: The reservation becomes effective when the tenant has sent the owner a deposit of 25% of the rental amount as well as a copy of the signed contract. A second copy is to be kept by the tenant. The rental concluded between the parties to this deed can in no case benefit even partially to third parties, natural or legal persons, except with the written agreement of the owner. Any violation of this last paragraph would be likely to result in the immediate termination of the rental at the fault of the tenant, the product of the rental remaining definitively acquired by the owner.
Article 4 - payment of the balance: The balance of the rental is paid no later than 15 days before the day of entry into the premises. Beyond this date and without payment of the balance, the rental will be automatically canceled and the 25% deposit will be lost.
Article 5 - cancellation by the tenant: Any cancellation must be notified to the owner by email (contact@lesecretduchemin.com), or via the website (lesecretduchemin.com)
a) The 25% deposit remains with the owner if the cancellation takes place less than 30 days before arrival on the premises. No refund will be made if the cancellation takes place within 7 days of arrival at the premises. If the tenant does not appear within 24 hours following the date of arrival indicated on the contract, this contract becomes void and the owner can dispose of his lodging. The deposit also remains with the owner.
b) if the stay is shortened, the rental price remains with the owner. No refund will be made. Article 6 - cancellation by the owner: The owner pays the tenant all the sums paid in advance.

Article 7 - arrivall: The tenant must arrive on the day specified in the time slot mentioned on this contract. In case of late or delayed arrival, the tenant must notify the owner. A key box can be used in this case.
Article 8 – inventory and inventory: An inventory and inventory is drawn up jointly and signed by the tenant and the owner or his representative on arrival and departure from the house. This inventory is the only reference in the event of a dispute concerning the inventory. The cleaning of the premises in normal use is the responsibility of the owner. In the event of abnormal use of the premises, or exceptional soiling, the amount of the cleaning costs will be re-invoiced to the tenant.
Article 9 - deposit: Upon arrival of the tenant, a deposit of €500 is requested by the owner (by check). After the contradictory establishment of the exit inventory, this deposit is returned, after deducting the cost of restoring the premises if damage was noted. In the event of early departure (prior to the time mentioned on this contract) preventing the establishment of the inventory on the day of the tenant's departure, the deposit is returned by the owner within a period not exceeding one week.
Article 10 - use of the premises: The tenant must ensure the peaceful nature of the rental and make use of it in accordance with the destination of the premises.
Article 11 - capacity: This contract is established for a maximum capacity of 8 people. If the number of tenants exceeds the capacity, the owner can refuse the additional people. Any modification or termination of the contract will be considered at the initiative of the customer.
Article 12 - animals: Pets are not accepted except in writing by the owner. In the event of non-compliance with this clause by the tenant, the owner may refuse the stay. In this case, no refund will be made.
Article 13 - insurance: The tenant is responsible for all damages arising from his fault. It is required to be insured.
Article 14 - payment of charges: Water and electricity charges are included in the rental price, for normal use. In the event of abnormal use, the charges may be re-invoiced to the tenant.
Article 15 - Disputes: Any complaint relating to the rental will be dealt with by the competent court
